Earlier this month, the National Association of REALTORS@ released their 2017 Profile of Home Buyers and Sellers. They surveyed almost 146,000 home buyers across the country who purchased properties between July 2016 and June 2017. Their 131 question survey revealed information that could be crucial in helping you market your property to Reno home buyers.
Pay Attention to First-Time Home Buyers & Millennials
First-time home buyers made up just over one-third of the total buyers across the country (34%). A first-time home buyer is someone who has not owned a home in the last three years. Millennials made up 35% of the total home buying force in 2016. They prefer living in urban areas. While multi-generational homes saw an increase in sales, that’s not what Millennials or first-time home buyers look for. Areas like southern Reno seem to be booming, with an even split between couples without children and families. That’s why new developments like The Loop at South Meadows are so desperately needed.
The number one thing buyers looked for in their new home? Heating and cooling costs. These were important to 85% of them. So, if you have a smart thermostat, make sure this receives top billing in your marketing materials. When it comes to marketing to first-time Reno home buyers and Millennials, highlight nearness to recreation and entertainment opportunities. Walkability is important. Are there hiking trails nearby? Does your neighborhood offer bicycling paths? Don’t forget to include information on the local school system and after-school activities for first-time buyers looking to start a family, too.
Internet Reigns Supreme
This should come as a shock to no one at all: the internet continues to be the primary source of searches for Reno home buyers. Forty-two percent of buyers started their searches online. They turned to the internet before they even hired an agent. Meanwhile, just 17% contacted a real estate agent first. Internet users said that they found photos (89%) and detailed info (84%) to be extremely helpful in their search. Since 55% of buyers used their smartphone, tablet or other mobile devices to conduct their home searches, make sure your online marketing is mobile-friendly. Keep graphics simple and photos in the medium size range. If it takes too long to load, the buyer will just move on to another listing.
